Union Station Redevelopment Corp. and the Federal Railroad Administration are planning to create Burnham Place, a new neighborhood to be built above Union Station’s rail yard. The three million-sq-ft development will include residential, office, retail and hotel space, as well as parks and plazas. It will contain 1,300 residential units, 2.5 million sq ft of office space, 500 hotel rooms and parking. The FRA is planning to arrange adjacent air rights. MICHIGAN

The Roxbury Group and Ethos Development Partners are planning to redevelop Lee Plaza, at 2240 W. Grand Blvd. in Detroit. Constructed in 1927 as an upscale apartment hotel, the 16-story building was converted to senior public housing in 1969 after experiencing a big drop in occupancy in the wake of the 1967 Detroit riot. It has been abandoned since 1997 and vandalized. The project’s $59-million first phase is expected to start in October 2022 and finish in 2024 with the creation of 117 new affordable residences for income-qualified seniors on floors two through 10. A $20-million second phase would create 60 to 70 market-rate apartments on floors 11 through 16, with an expected completion in 2025. MONTANA

HomeBase Partners is planning to build The Ives North Central Block 4 mixed-use building at the intersection of North Wilson Avenue and West Villard Street in Bozeman. The six-story, 171,654-sq-ft building will contain 99 residential units, retail space and parking. It is being designed by SMA Architects and Solomon Cordwell Buenz. HomeBase Partners, 20 N. OREGON

Millegan Brothers LLC is planning to develop the Pegasus Equestrian International Resort and Venue in Oakland. Plans call for five indoor arenas, outdoor grass and sand arenas, a dedicated combined driving course, an equestrian cross-country course and four full-size grass polo fields for equestrian competitions. It also includes a 150-room hotel and spa facility with restaurants, meeting rooms and convention facilities. Construction is expected to start in November 2022 and be complete by July 2024. PENNSYLVANIA

Upward Farms is planning to construct the world’s largest indoor vertical farm in a 271,200-sq-ft building in Nanticoke. It will produce leafy greens and hybrid striped bass, with waste from the fish being used as organic fertilizer for the leafy greens. It is being designed by Studio North Architecture, and Kaldean Construction Inc. has been selected as the general contractor.
