The 3.3-acre, mixed-use infill development connects Albuquerque’s bustling downtown business district and historic old town along Central Avenue, part of the famous Route 66.

Completed on time and within budget in June 2019 after seven years of planning and construction, the center combines adaptive reuse of three original structures and construction of three buildings for office suites, restaurants, retail spaces and 80-plus residential units. Encouraging pedestrian engagement are a courtyard, patios, landscaped walkways and plazas.

The team worked diligently with the adjacent historic neighborhoods to maintain their character and to control traffic on the busy site. With much of the location occupied during construction, the schedule was phased, requiring close communication with local businesses. Adding to the challenges was the nearby Rio Grande river basin, which forced extensive dewatering of the site and construction of special foundation and drainage systems.
